Before I became a residential real estate broker, I spent approximately a decade working as a building inspector.
I inspected everything from single-family homes and condominiums to condo buildings and multiplex properties. That experience gave me an understanding of homes that continues to play an important role in how I represent my buying clients today.
When we visit a property together, I am not simply looking at the size of the rooms, the finishes or whether the home checks the boxes on your wish list.
I am looking at the property through a different set of eyes.
My building inspection background allows me to point out visible conditions that may deserve additional attention, identify areas where we should be asking more questions, and help you better understand what you are considering purchasing.
That can mean recognizing something that deserves further investigation before we make an offer. It can mean knowing when we need to bring in a particular specialist. And sometimes, it can simply mean helping you understand the difference between something that looks concerning and something that may actually be relatively minor.
My goal is to help you make decisions based on information — not emotion alone.
Of course, my experience does not replace an independent professional building inspection, and I will always recommend the appropriate professionals when necessary.
What it does give you is an additional level of knowledge and experience from the very first property we visit together.
My Work Starts Before We Walk Through the Door
Your time is valuable, and I believe my responsibility as your broker begins long before we arrive at a property.
When you identify a home that seriously interests you, I review the available information and documentation surrounding the property before we move forward.
Depending on the property and the information available, this can include reviewing the seller's declarations, certificate of location, servitudes, encroachments, registered rights and other documentation that may reveal something important about the property.
I want us walking into a serious visit already knowing as much as reasonably possible.
Because there is no benefit in falling in love with a property only to discover later that an important issue was sitting in the documentation from the beginning.
Knowledge Can Become Leverage
My building background isn't only about identifying potential concerns.
Combined with my experience as a real estate broker, that knowledge can become extremely valuable when it is time to build a strategy and negotiate.
A real estate negotiation is rarely just about price.
The condition of the property, inspection findings, documentation, inclusions and exclusions, financing, occupancy dates, deadlines and numerous other factors can all affect how an offer should be structured.
My job is to understand the entire situation, identify where opportunities may exist and determine how we can use the information available to put you in the strongest position possible.
Every property is different. Every seller is different. Every negotiation is different.
That's why I don't believe in a one-size-fits-all approach.
I build the strategy around you, the property and the situation in front of us.
